Great flooring can really improve your home interior but can also have a significant impact when it comes time to sell your home. Our real estate agents frequently recommend new flooring as a top home renovation project, especially when our clients are thinking about selling in the next couple of years.

If new flooring is on your agenda for 2022, you'll want to make sure to balance comfort, functionality, and aesthetics when selecting the right material and design. Flooring trends are constantly evolving, so it can be worth taking the time to read up on this year's latest trends before deciding on what is right for you. Here's a quick guide to 2022's top flooring trends:

Top Materials
Choosing the right material ultimately comes down to your budget, tastes, lifestyle. However, here is what we expect to be the three most popular materials this year:

  • Vinyl - Vinyl flooring continues to be on the rise, as it looks and feels much like real wood and stone at a fraction of the cost. Plus, it's incredibly easy to install. We expect vinyl flooring is here to stay for the long haul.
  • Tile - Tile flooring has been the go-to choice for many decades, and quite honestly, it's not going anywhere either. Tile offers a ton of versatility when it comes to patterns and designs. 
  • Traditional Hardwood -  Looking to step it up a notch? Traditional hardwood flooring is a classic option that offers real luxury, stability, and durability. 

Top Styles
Hardwood floors will never go out of style, but we're seeing a bit of an uptick in nontraditional wood design patterns this year. Patterned wood looks great in any room of the house. While straight and diagonal patterns have been standard for many decades, we're now seeing more Herringbone, chevron, and even basket weave patterns, all of which can create quite a compelling look.

Natural and organic styles have been on the rise for the last few years, and we don't expect this to change in 2022. We're seeing lots of wood, stone, and even marble patterns across many of our favorite Brooklyn homes for sale. When it comes to wood, we're also seeing a lot of textured and authentic styles and textures, such as hand-scraped, distressed, and wire-brushed finishes. 

We've also noticed a big rise in wide plank products on the market. Wide planks in the kitchen, living room or dining room are definitely in style, and they're actually starting to make thin planks seem aged and out of style.

Top Colors
Light neutral colors will still be the trend in 2022. Whites, grays, and blonde flooring creates such a clean and crisp look and can be easily used in the kitchen, living room, and bathroom. 

If you'd prefer something darker, rustic looks have been in-style for the last five to ten years, so it's no surprise we've seen an increase in smoked wood flooring patterns. Smoked wood has a darker tone, which accentuates the natural accents in this flooring. It's a great look for any living room or bedroom, and you can find this specialized treatment in many home renovation stores.
