The holidays are just around the corner, so it's best to check those remaining projects off your to-do list.

Autumn is one of our favorite seasons, as we get to enjoy the changing leaves, cooling temperatures, and pumpkin and maple flavors. It's also the time of year we begin to settle into our winter routines. However, there is a lot of fall home maintenance that needs to be done to prepare your home for the cold weather ahead.

Our real estate agents always encourage clients to take action in late fall to help prevent issues during the winter and ensure your home is ready for spring. Here is a fall home improvement checklist to help you do the same:

  1. Clean Those Gutters And Downspouts
    Falling leaves might make for a beautiful fall display, but they'll also clog your gutters and downspouts. When your gutters and downspouts become clogged, water can easily overflow, which can damage your roof and cause water to pool near your foundation. Make sure to clean your gutters and downspouts regularly throughout the fall season to keep them clear.

  2. Test Your Detectors
    Your furnace gets quite a workout during the winter months, so you'll want to ensure you have functioning smoke and carbon monoxide detectors in place in case something goes wrong. Test each detector and change the batteries if needed.

  3. Do Some Lawn Maintenance
    Fall is actually the best time to do lawn maintenance. Aerate your soil, add fertilizer, plant new grass, and water your lawn consistently in order to provide your grass with the strength it needs to survive the winter and get a healthy start in the spring.   4. Change Your Furnace Filter
    One of the easiest and most important things to do in the fall is to change your furnace filter. A fresh furnace filter will improve air quality by limiting the amount of dust and debris that makes its way through your ductwork.

  5. Disconnect Your Garden Hose From Faucets
    Don't forget to remove your garden hose from its faucet. If you leave it connected throughout the winter, there is a chance water could back up into the faucet, freeze, and cause pipes to burst. Make sure to store your garden hose in the shed or garage to prevent damage.

  6. Eliminate Air Leaks
    If you notice any cracks around your trim or siding, then now is the time to seal them. Use caulk to fill the gaps between any surfaces to help eliminate moisture entry and insulate your home. Reapply caulk and add weather stripping around doors and windows if necessary.

  7. Remove Your Leaves
    One of the biggest fall maintenance necessities is leaf management. Rake your leaves into piles (or use a leaf blower) and dispose of them. Or, you can even mulch up your leaves with your lawn mower. Regardless of the method, you'll want to be sure to remove leaves from your lawn in the fall to ensure a healthy lawn in the spring.
