Winter Home

Staging a home for a winter sale can be a tricky task. The real estate market tends to slow down a bit during this period, and the weather limits your ability to highlight the outdoor areas of your property. With the right approach, however, you can not only overcome these obstacles but also capitalize on the season's unique marketing opportunities. Follow these tips from our real estate agents to prepare your home for winter showings like a pro.

  • Create Cozy Vibes
When it's chilly outside, a warm and welcoming home feels like a priceless refuge. Make buyers yearn to spend cold winter evenings at yours by creating a comfortably cozy atmosphere they won't be able to resist. Add some soft blankets and throw pillows to your sofa and armchairs. Place a plush rug in the kitchen or living room. Keep the lights soft without making the space feel too dim. If you have a fireplace, light a fire in the grate before buyers arrive for extra warmth and ambiance.

  • Choose Holiday Decor Carefully
Adding some holiday decorations to your home can enhance the cozy, comforting atmosphere you're going for – but only if you do it right. Displaying too many flashy ornaments may distract or overwhelm buyers, while overtly religious decor may turn off followers of other faiths. Stick to secular decorations that complement your home's design and color scheme. If you want to put up a holiday tree, choose one that fits neatly into the room and won't dominate the room's visual landscape.

  • Tackle Exterior Projects Early
It's much harder to get outdoor projects done when there's a sea of ice and snow standing in your way. If you need to repaint your home's exterior or get your roof repaired, prioritize those tasks. The sooner you get them done, the easier they'll be to complete.

  • Offer Treats
Who doesn't love a fresh-baked cookie on a cold day? Offering buyers a small treat to nibble on during their visit will put them in a good mood and make your home stand out more in their minds later on. If possible, bake the goodies right before buyers arrive so your home will still smell like heaven when they walk in. You can make this right timing a little easier to pull off by mixing your dough ahead of time and freezing it in pre-portioned batches. Just pop them in the oven when you need them and watch the magic happen.

  • Enhance Your Entryway
An inviting entryway starts your showings off on the right foot and helps buyers fall in love with your home during their visit. Start by decluttering the area so it looks neat and spacious. Add a soft light to set the mood and a large doormat to keep buyers' wet, slushy shoes from tracking dirt and moisture in from outside. If you have enough room available, place a shoe rack or coat stand nearby for buyers' use. Finish things off with a festive wreath on the front door.

  • Adapt Your Curb Appeal Strategy
While curb appeal is all about lush growth and colorful flowers during the warmer months, winter showings call for a different approach. Focus on making your home look tidy and well-kept instead. Remove any dead leaves and branches from your yard, and keep your driveway and walkways clear of snow. Knock down any icicles on the edges of your roof with a shovel or telescopic pole (from a safe distance, of course!). If you want to go the extra mile, plant a few evergreen bushes in your front yard and dress them up with some bright holiday lights.
